We buy property under contract and assign that contract to another buyer. We are principals in that transaction, not your agent, and we are not acting as a licensed real estate broker for you.

We are paid the difference between what we agreed with the seller and what you pay, or a stated assignment fee. That is how we make our money and you should assume it on every deal.

We also place financing as a capital broker. Where we do, we may be paid by the lender as well. We will tell you when that is the case on your deal.
